July Continues Decreasing Sales and Prices – 6-Month Market Analysis
July’s Real Estate Market figures are in. 172 Residential Properties were sold at a Median Price of $161,791, and for the 7- months of 2007, 1220 Residential Properties were sold at a Median Price of $180,000. When we look at Single Family Homes by eliminating Condos, Zero Lot, Line, Townhomes, and Manufactured Housing we find that in July, 2007, 136 SFHs were sold at a Median Price of $187,000, and for the 7- months of 2007, 1039 SFHs were sold at a Median Price of $195,500.
These numbers by themselves may not mean much to you, but I will tell you that they are very disappointing numbers. Without listing all of the numbers and prices here, I can tell you that, for the Overall Market in both the Month of July, and for the 7-months of 2007, these are the lowest July sales numbers since 2002, and the lowest July Median Price since 2004. Looking at SFHs for July the number of sales and the Median Price of a SFH Sold is again the lowest since 2004. The 7- Month SFH sales for 2007 are again the lowest since 2004, but despite July’s Median Price of a SFH being the lowest since 2004 the 7-month 2007 Median Price has continued to show an increase. This is only positive sign for 2007.
Because an Analysis of this information is consistent with my 6- Market Analysis that I just emailed to all of our present and past clients, I am presenting that Analysis here for those of you that have not seen it. I believe this is a very important document because, in the face of July’s data we are at a pivotal point in the Las Cruces Real Estate Market.
