You should NOT be a First Time Home Buyer if…

My goal over a series of Blog Postings is to create a Real Estate “Guide Book.” It will represent the experience and knowledge of Evelyn Bruder’s Dream Team of Professional Realtors, and it is the advice we provide our clients as part of our Personalized Buyer Assistance Program and for our VIP Seller clients. As we create it in this blog it will also appear on our website to supplement and update our current Buyer’s Guide.
This blog and the next will deal with the First Time Homebuyer’s decision: BUY OR RENT. There are 2 questions and thus 2 blogs.
Homeownership is a great achievement and a terrific investment. But, you must be sure you can afford it. Once you determine you can
truly afford to be a homeowner it is highly unlikely you will ever regret
making this big financial move. So question #1 is: can you afford to buy a home? Question #2 (for next time) is: After passing the finance test. and then weighing all of Pros and Cons of Homeownership, do you still want to be a homeowner?
Starting with your financial situation, you should NOT consider buying if:
- You are not committed to living in that home at least 3-5 years.
- If your job is not secure or there is a chance of having to relocate
- You have a bad credit score
- You have high debt ratios
- You cannot afford the additional costs of maintenance
- You are not prepared to deal with the maintenance issues
- Unless you have a budget now and are using it
- Unless you have money saved for a substantial down payment.
- Unless you have an emergency savings fund
- If renting is cheaper than owning.
Obviously, if none of the above applies to you then at least from a financial stand point you qualify to be a homeowner.
